Houses for rent have become more expensive in Italy in the last year, with an average increase in rents of 3.5% nationwide. In most capitals, however, growth is advancing with double-digit increases, from small towns such as Potenza (22.4%) and Catanzaro (19.1%) to leading markets such as Venice (17.4%), Bologna (12.5%), Milan (11.2%). On the contrary, the largest contractions were recorded in Ravenna (-7.2%) and Cuneo (-6.4%). Milan is also confirmed in 2022 as the city with the highest fees, with its 21 euros per square meter, reaching the maximum since 2012. It is followed by Venice (17.6 euros per square meter), then Florence (16.3%) and Bologna (15.8 euros per square meter). In 2022, the imbalance between demand and supply in the residential leasing sector increased. The lack of available housing stock and inflation pushed prices sky-high. At the current price level, along with inflation reducing tenants' ability to pay, the maximum level may already have been reached.
