In the first half of 2025, €397 million were invested in Rome to launch new hotels. This amount is nearly equivalent to the €465 million that was allocated for the entire 2024 period. Rome maintains its status as one of the most dynamic and successful real estate hubs for the hotel industry. EY, a multinational consultancy and tax auditing firm, has calculated that the Eternal City is driving hotel spending in Italy by opening new hotels, primarily in the premium class. Rome attracted approximately 30% of the investments, surpassing Milan (€120 million) and Venice (€230 million). Several variables contribute to the capital's numbers. First, Rome has seen an exponential rise in tourism following Covid: one million international visitors are expected this summer alone. Not to mention its role as Italy's leader in conference tourism. This explains why its hotel occupancy rate has climbed to 75 percent, ten points more than the national average. Moreover, Rome is expanding its hotel offering to attract high-end clientele. Currently, its average room rate is still 20% lower than cities like London or Paris — at €185 per night, up 12% from last year — leaving significant growth potential for investors.
