One of the challenges currently confronting the real estate sector is the marketing of properties that have not yet been constructed. To achieve this, virtual reality has offered essential support: property listings with immersive viewings receive up to 87% more views than conventional listings, while properties showcased through VR technology sell up to 31% more rapidly. In competitive contexts, VR's clarity and perceived additional value can result in a sale price rise of up to 9%. These are the estimates of CENTURY21 Italia, a member of the most respected and recognized brand in global real estate, and Youstart, an Italian technology business specializing in CGI, Augmented, and Virtual Reality technologies. The initial application of virtual reality in the Italian capital's real estate sector involved the sale of a developing building complex, the Terrazze Torresina in Rome. The simulation was carried out using the latest-generation Apple Vision Pro headsets, which are not yet available in Italy. Consequently, Youstart has developed specialized applications enabling users to explore the spaces within immersive virtual reality environments at a 1:1 scale. During the experience, each user was supplied with a headset equipped with a dedicated, fully customized, and branded application, offering immediate access to the virtual tour of the properties. The experience was created to be intuitive and engaging, with various interactive elements. The environment was designed using the complex's original floor plans, providing maximum authenticity between the virtual project and the real world. During the tour, users had the ability to personalize the spaces by modifying elements such as the flooring, walls, and primary furnishings (including the sofa) in real time, enabling them to explore various aesthetic arrangements and select the option that most aligned with their preferences. A drop-down menu also facilitated effortless navigation through the different available residences or units, enabling seamless transition from one space to another with a single gesture.
