Milan leads the list of Italy's highest real estate rents of all categories. In rare cases, residential rents in the Quadrilatero district reach €1,100 per square meter per year; offices between Piazza Cordusio and Piazza San Babila reach €800; and the two most expensive locations for fashion stores, Via Monte Napoleone and the Galleria Vittorio Emanuele II, exceed €21,000, which is 20 times more than residential properties and 25 times more than offices. The Lombard capital also holds third place in the commercial ranking with Corso Vittorio Emanuele II. Via Condotti, Rome's most famous retail street, is fourth in the price rankings, at more than €16,000, slightly higher than the asking price for properties in the nearby Piazza di Spagna. Also in Rome, Galleria Alberto Sordi exceeds €10,000, followed by the most renowned commercial streets of Florence and Venice. Monte Napoleone is much more expensive than the Galleria Vittorio Emanuele when we examine average rents rather than maximum rents. The reason for this is that the "drawing room of Milan" is entirely owned by the city, the lease of vacant shops is determined through an auction, and the product mix is diverse: starting prices that are almost always outweighed by the final price, which is contingent upon the commercial activity planned for each individual property. This allows, for example, three bookstores to still exist in the Galleria.
